








Office-Studio and Caretakers House
The design brief was to provide a flexible investment property in a commercial zone for the owners who work and live in an adjacent property.
The flexible arrangement allows for either one single office, 2 or 3 separate smaller offices or a residence upstairs with office downstairs, plus 2 undercover car spaces and 2 additional spaces within the front setback, all on a small block of approximately 200 square metres.
The form of the building envelope is defined by the prescribed setback to the north residential neighbour. Building materials including cream brick walls, galvanised steel windows, garage and entry doors were selected to be robust, secure and complementary to older commercial buildings on the adjacent properties.
A central glazed court containing the stair provides abundant light to all rooms in the centre of the building. An overhead sliding steel screen protects the roof glazing from summer heat.
